Warehouse Frontage, Brazos Bottom Soil, and Farmland Behind It
Brookshire grew up on the rich alluvial soil of the Brazos river bottom, which is why this was farming country long before it was a logistics corridor. That same soil is the problem for a lawn. Bottomland alluvium holds water, and Interstate 10 crosses the Brazos just west of town, where the river flooded badly in 2016 and again during Harvey in 2017. Anything built here has to move water deliberately.
On a commercial site that means the base under the turf has to reach a real outfall, not just spread runoff into the parking lot. On the residential streets and the surrounding farmland it means the same thing at a smaller scale. We excavate, compact a graded aggregate base, set the drainage, then secure seams and edging so nothing lifts when a truck yard sheds water across it.

Can artificial turf replace required landscaping at a Brookshire industrial site?
Treat that as a question for the city, not for us. Commercial landscaping requirements in Texas municipalities are usually written around living plant material and pervious area minimums, and synthetic turf is often not an accepted substitute. We design turf into the open ground that is not already committed to required planting, and we will tell you where we think a rule applies so you can confirm it before you commit.
Does the Brazos River flooding history rule out turf out here?
No, but it should change how the base is built. The Brazos crosses I-10 just west of Brookshire and it broke records in 2016, then flooded again during Harvey. Turf has no roots and no thatch, so it does not rot after standing water the way sod does. The parts that matter are drainage capacity under the surface and edging anchored well enough to stay put.
We run a distribution yard. Can turf take that kind of traffic?
For landscaped areas, entries and break spaces, yes. Turf handles constant foot traffic without wearing to dirt, which is where mown grass fails first around a busy building. It is not a substitute for paving, and we do not spec it where trucks or forklifts will drive on it. We walk the site first and tell you which areas are a fit.

How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
