The Woodlands Design Review
The Woodlands is not a city. It is a special purpose district run by an elected township board rather than a city government, and residents voted to keep it that way by better than two to one in November 2021. So the rules on your lot come from covenants and from Montgomery County rather than from a city hall. We plan around both.
Every developed village has its own Residential Design Review Committee, made up of at least three residents elected to one year terms, and each committee meets monthly. We build the drawings and material details that submission needs. We have worked on Greater Houston yards for more than 30 years, and the site visit and written quote are free.

A Town Opened Inside the Pines and Kept That Way
George Mitchell opened The Woodlands on October 19, 1974, across roughly 28,000 acres, with a goal of keeping at least 28 percent of the community as green space at buildout. Five decades on, about 7,600 acres of it are still parks, greenbelts and open space, spread across nine villages. It is the reason people move here and the reason lawns fail here. Warm season grass wants direct sun, and under a mature loblolly canopy it thins, ruts, and never fills back in.
The drainage plan was unusual too. The early villages were laid out on Ian McHarg's ecological approach, using soil permeability and open natural channels instead of concrete storm sewers, and watershed studies found those areas produced less storm runoff than conventionally drained ones. Water still moves across the ground here rather than straight into a pipe. A turf base has to keep passing water in the direction the site already sends it, so we grade and drain to match rather than to fight it.
Every village has its own committee
Each developed village elects its own design review committee, and each one meets at least monthly to review applications against the residential standards. We prepare the layout, product and drainage details so your application goes in complete instead of coming back for more.
The six inch tree rule
No tree greater than six inches in diameter may be removed without approval, and the standards require replanting where a removal is allowed. We design the turf area around trunks and root zones rather than assuming a tree can come out.
Green where the canopy is thickest
The shaded strip beside the house is where sod gives up first, and reseeding it buys a few months at most. Turf holds the same color there as in the open part of the yard, all year, with no bare season in between.

Which committee reviews a turf project in my Woodlands village?
Your village's own. Each developed village has a Residential Design Review Committee of at least three residents elected to one year terms, and they meet monthly to review applications for changes to a property. Covenant Administration runs the process. Rules on synthetic turf can change, so we confirm the current standard before designing the layout.
Does the open drainage design in The Woodlands change how turf is installed?
It changes how we grade. The early villages were built to move storm water through natural channels and permeable ground rather than through pipes, and that system only works while the ground keeps taking water. We excavate, set drainage, and compact a graded aggregate base so your yard still passes water the same direction it did before.
The Woodlands has no city hall. Who issues permits for yard work?
Covenant Administration for the township handles covenant permitting for exterior projects, and Montgomery County handles the county side, including anything in a mapped floodplain. Voters chose to stay a special purpose district in November 2021, so there is no municipal building department here. We confirm which body applies to your lot before we quote.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.
What is included in your warranty?
Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.
Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
How much does an artificial turf installation cost?
Pricing depends on square footage, the turf you choose, and how much prep the site needs. We measure on site and give you a fixed written quote before any work starts.
