Flat Ground, Slow Clay, and Everything Runs to Clear Creek
Most of Pearland drains north and east into Clear Creek, along with Mary’s Creek, Hickory Slough and Cowarts Creek. That system drains roughly 260 square miles across parts of Harris, Brazoria, Fort Bend and Galveston counties. Clear Creek has a very flat gradient, so it rises fast in heavy rain and has little room to spread. Brazoria Drainage District No. 4 manages the channels through the city and issues its own permits for work in its rights of way.
Under the sod is Lake Charles clay, a heavy clay with a dark surface layer about two feet thick. Water barely moves through it, so it holds rain instead of letting it soak away. Water does not move through it. It sits, and your grass sits in it. That is the reason we spend most of a Pearland install on what goes under the turf: excavation, a compacted graded aggregate base, and a drainage route set before a single roll comes off the truck.

Do I need a City of Pearland permit for artificial turf?
Ask before you start. Pearland is a home rule city, and work inside the corporate limits is permitted through its own Development Services department rather than the county. A flat at-grade turf replacement is a smaller scope than regrading a lot or adding fill, and those are treated differently. If the work touches a drainage district right of way, Brazoria Drainage District No. 4 also issues permits.
My Pearland yard is in the Clear Creek floodplain. Is turf a mistake?
Not usually, as long as the base is honest about it. Clear Creek drains a very large, very flat watershed, so it comes up quickly and drops slowly. Turf has no roots to rot and no thatch to sour, so it recovers from standing water better than sod does. What matters is that the base carries water out and the edging is anchored so nothing lifts.
Will turf help with the mud in a small Pearland back yard?
That is one of the clearest wins here. Lot lines are tight in the newer subdivisions, so foot traffic, dogs and kids all land on the same few hundred square feet. On Lake Charles clay that becomes bare mud by February. Turf over a compacted base gives you a surface that stays usable through a wet winter without a worn path across it.
How long does an installation take?

How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
