River Oaks was laid out in the 1920s by Will and Mike Hogg, and the first house was finished in 1924. Around 1,600 homes sit across roughly 1,100 acres, on lots that were originally laid out from about a quarter acre up to four. Where Grass Runs Out of Light
Warm-season grass needs direct sun, and a River Oaks lot under century-old oaks does not get it. That is why so many lawns here thin to bare soil beneath the trees while the open middle of the yard looks fine. Turf color does not depend on light, so the shaded strip along a bed holds the same green as the sunny lawn. Shade also keeps the surface cooler than an open yard does in August.
Room is the other difference. A lot this size can carry a putting green, a formal lawn, and pool decking on the same property, so the design matters as much as the install. Buffalo Bayou forms the northern boundary of the neighborhood, and some homes here flooded during Harvey in 2017. We plan the drainage for that first, then set the contours around it.

Do I need a permit to remove a tree for a turf install here?
You may. Houston requires a permit to remove a tree on city property or within a setback, with notice posted on the premises 20 days beforehand and about 10 business days for review. In our experience, setbacks here are generous. We would far rather design the turf around a tree than take it out, so check with the Houston Permitting Center before anything comes down.
Can turf look right on a lot this large?
It can, and the layout decides it. Lots here are large, so one unbroken sheet of green reads wrong at that scale. We break the space with beds, stone, and a putting green where it fits, and we vary pile height and lay direction between areas so the surface catches light differently.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.

Will the turf get too hot in the Houston sun?
