Two Watersheds and a Fast Growing West Side
The city sits across two drainage systems. Clear Creek takes the north side and Dickinson Bayou takes the south, and Harvey proved that living well back from either one does not keep a house dry. Subdivisions nowhere near the creek flooded in 2017, including Bayridge and Oaks of Clear Creek. The city has worked the problem since, through a regional watershed study with neighboring agencies, a Clear Creek master plan, and a $15 million state grant in 2024 for mitigation and drainage projects.
New building keeps adding roofs and pavement. Hines bought a 1,532 acre tract here in October 2025 for a community of roughly 2,730 homes with more than 400 acres of parks and trails. Newer neighborhoods usually come with a tighter lot, an association with its own architectural rules, and a recorded drainage plan the builder had to follow. We work inside that plan rather than around it, so runoff still leaves your lot the way the subdivision was designed to move it.

Do I need a permit for artificial turf in League City?
Ask the city, because League City is incorporated and issues its own permits through its building department rather than deferring to Galveston County. A flat, at-grade replacement of an existing lawn is a different scope from fill, regrading, or anything touching a drainage easement. We check with the city on the specifics before the quote is finalized.
My neighborhood is not on Clear Creek, so why did it flood in Harvey?
Because the creek is only half the story. League City drains into both Clear Creek and Dickinson Bayou, and in 2017 subdivisions well away from the water flooded when the local system filled faster than it could empty. Bayridge and Oaks of Clear Creek both took water. That is why we plan the fall on your lot rather than relying on a floodplain map alone.
Will my homeowners association approve synthetic grass?
It depends on your neighborhood, and League City has a lot of them with their own architectural committees. Newer master-planned sections tend to have the most detailed rules about front-yard materials and coverage. Get the answer in writing before you fix the square footage. We supply the product specification and a plan drawing so your submission is complete on the first try.
How long does an installation take?
