We started TNT Turf because Houston families deserve better than losing weekends to mowing and watering. Our mission is simple, give you a lawn you can enjoy every day, all year long, without the work that usually comes with it.

A courtyard is the one space every resident crosses on the way to their door, and the one every prospect walks through on a tour. Between two buildings there is deep shade, constant foot traffic and nowhere for a Houston downpour to go, so sod thins out to bare clay. We install artificial turf that stays green in that shade, drains hard rain, and never needs a mower running at 7am next to a bedroom window.
A courtyard is the only part of an apartment community every resident sees every single day. Prospects walk it on a tour, and it turns up in every listing photo you shoot. Sod has a hard time holding that up in Houston. Two buildings throw deep shade for most of the day, so St. Augustine thins out and never fills back in. Residents and their dogs cut the same few paths to the same few doors, and those lines wear down to bare gumbo clay. Then a summer storm drops hard rain into an enclosed space with nowhere to shed it, and the courtyard is a mud tray for two days.
We solve the ground before we talk about grass. We walk the property with you, measure every area, and look at where water actually runs when it rains. Then we excavate the old lawn, build a compacted aggregate base that falls toward your area drains, and add sub-surface drain lines where the courtyard has no other outlet. The turf goes over that, seamed and anchored to every walk, curb and edge, with the pile and infill matched to the traffic each space takes. We detail the turf around your accessible route so the transitions to concrete stay flush. And we phase the work zone by zone, so the property stays leasable the whole time we are there.
Drainage first, then infill, then a rinse routine. Urine has to leave the surface instead of sitting in it, so the turf backing is perforated and the base under it is open aggregate that lets liquid pass straight through. We use an antimicrobial infill across the areas dogs actually use, which in a courtyard is most of it and not just the fenced run. Then your grounds crew hoses those spots down on a set schedule. Houston humidity is what turns a skipped rinse into a complaint, so that schedule matters more here than it would in a dry climate. Sod in the same spot holds urine in soil that never fully dries out between rains.
Weeds have almost nowhere to start, and fire ants get a much harder surface to work with. We strip the old lawn, compact a crushed aggregate base and lay a barrier under the turf, so no open soil is left in the courtyard for a seed to root in. Anything you spot later is a windblown seed sitting on top, and it pulls off or rinses away. Red imported fire ants are endemic to southeast Texas and they mound in damp soil, which is the opposite of a compacted, free-draining base. Be honest about the edges though. They can still mound in the planting beds and tree wells around the turf, so keep those in your normal pest routine.
It takes away the standing water, which is the part that matters. Mosquitoes breed in water that sits still for a few days, and in a courtyard that is usually a low spot in the lawn, a saucer under a planter, or a mulch bed that never dries out. Harris County Public Health runs a mosquito and vector control division, and the local advice never changes: get rid of the standing water. We grade the courtyard so it falls to your drains and build a base that lets a downpour through instead of ponding on gumbo clay. Turf is not a mosquito treatment and we will not sell it as one, but it does remove the puddles you have now.
Yes, the old lawn comes out, and we phase the work so only part of the courtyard is closed at a time. Turf laid straight on dirt fails here, because the clay under it holds water, settles unevenly and leaves you with ruts inside a year. We excavate to depth, compact an aggregate base, then seam and anchor the turf to every walk, curb and edge. On an occupied property we split the courtyard into zones and close one zone at a time, keep a clear route to every door, and stage material where you tell us to, usually a coned-off run of parking or a corner of the garage. You get a written schedule and notice wording you can post before we start.

We strip the existing lawn and excavate down to a clean, stable sub-grade. Old roots, thatch, and loose topsoil all come out, because anything organic left behind will settle later and telegraph through the finished turf.
Flexible poly board is staked around the entire perimeter to lock the base in place. It holds your shape through curves and radii, keeps the aggregate from migrating into beds, and gives the turf a clean edge to be fastened to.
The first base layer goes down and is graded for drainage. This is the load-bearing course that carries foot traffic and keeps the surface from rutting, and it is where the finished contours of the yard are established.
A second, finer layer is screeded over the first to true the surface. Two layers instead of one is what separates a lawn that stays flat for years from one that dips and waves after the first wet season.
The base is plate-compacted to spec, then the turf is rolled out, allowed to relax, and cut to the yard. Seams are aligned to a single blade direction and joined so they disappear, and the turf is nailed off along every edge.
Silica infill is spread and worked in with a power broom, lifting every blade upright as it goes. Infill is what gives the lawn its ballast, its underfoot feel, and its ability to stand back up after traffic.
We do a final groom, clear the site, and walk the finished yard with you edge to edge. What you are left with is a lawn that looks cut every day of the year, with no mowing, watering, or seasonal brown-out.

Courtyard turf is priced by the square foot, and we set that number after we walk the property, not before. An enclosed courtyard usually takes more work per foot than an open lawn the same size, because the crew carries every load of material past occupied units, the base has to move water in a space with nowhere else for it to go, and the job has to be staged so residents keep using the courtyard while it is underway. We measure every area on the property, price them as one scope, and hand you the written version.
There is no flat rate on a multifamily job and we will not quote one over the phone. Ownership usually wants the number two ways, total for the courtyard and cost per door, and we can break the estimate out either way, or by phase if the work has to run across two budget years. What moves the number

It pays back through line items you can already see on the property budget. The irrigation in that courtyard stops running, the mow and edge visits for it come off the grounds contract, and the resod and mulch you buy after every wet spring go away. We are not going to promise you a rent number, because that depends on your submarket and nobody can honestly quote it. What we can tell you is that the space photographs the same for every listing you shoot, in February and in August, and it shows the same way on a tour.
A courtyard system lasts many years of daily use, and what decides the number is the base under it, not the grass on top. Residents do not spread out across a courtyard. They walk the same few lines to the same few doors, and that is exactly where a thin base ruts and a soft blade lies down flat. We build the section for those lanes, specify a yarn that stands back up under traffic, and every product we install is backed by the manufacturer's warranty.

A soft, low-density blade looks great in a showroom and mats flat in a breezeway. For a shared courtyard we spec a denser, resilient yarn that recovers after it is walked on.
Blow off the leaves, cross-brush the busy lanes so the fibers stand back up, and rinse the pet spots. That short routine keeps the surface even years in, and it takes less time than mowing did.
