Turf for the
County Seat on the Brazos

Richmond is the Fort Bend County seat and it sits right on the Brazos River. We have worked on Greater Houston yards for more than 30 years, and river bottom ground is a different problem from prairie clay. It is deep alluvium, it can hold loamier layers, and it does not behave the same on two lots a mile apart.

The city runs its own review. Richmond’s development ordinance requires a drainage plan, plus a floodplain development permit for work in a mapped floodplain, certified by an engineer, architect or surveyor. The free site visit and the fixed written quote work the same as anywhere else, and we scope the job so it does not trigger a review it should not need.

The Brazos, Alluvial Soil, and Levee Country

Brazoria clay, the dominant soil of this river valley, runs 60 to 72 percent clay and is rated very slow to drain. But Richmond also sits where the loamier alluvial soils appear, Norwood and Ships and Oklared among them, which occupy slightly higher floodplain positions and take water far more readily. That is why one Richmond yard drains in an hour and the next one holds a puddle for two days.

The flood record here is recent, not historic. The gauge on the Brazos at Richmond crested at 55.19 feet during Harvey in 2017, breaking the 54.7 foot record set in 2016, the third year running that Richmond took a record flood. Fort Bend County has one of the largest concentrations of levee improvement districts in Texas, and land behind those levees makes up roughly a quarter of the county’s value. Pecan Grove runs a levee of its own.

  • Old town lots and new acreage

    The blocks near the courthouse are small, shaded and hand graded. Veranda, Harvest Green and Aliana are wide, flat and new. Those two jobs need different base depths.

  • Turf recovers where sod rots

    After standing water a real lawn sits under silt and dies back. Turf has nothing to rot. You rinse the silt off and the surface is usable again.

  • City review, not just an HOA

    Richmond has its own drainage plan requirement and floodplain permit, and it uses Fort Bend County’s Atlas 14 criteria. We keep the install at grade so it stays a landscaping job.

Is turf a bad idea on a Richmond lot that has flooded before?

It is often the better idea. Turf does not rot, and once water drops you rinse silt off the surface instead of replacing sod. What matters is the base underneath. On a lot that has taken river water we build for fast drainage as soon as the water falls, and we anchor the edges and seams properly, because flow here does not arrive gently.

Do I need a permit from the City of Richmond for artificial grass?

A flat replacement at existing grade normally does not change your drainage. Richmond’s development ordinance does require a drainage plan, and a floodplain development permit for work inside a mapped floodplain, which can call for certification by an engineer, architect or surveyor. Is Richmond soil the same heavy clay as the rest of Houston?

Not reliably. This is Brazos river bottom. The dominant clay here runs 60 to 72 percent clay and drains very slowly, but loamier alluvial soils sit on the slightly higher ground nearby and take water much faster. How long does an installation take?

Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.

What is included in your warranty?

Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.

Is artificial turf safe for pets and children?

Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.

How much maintenance does artificial turf need?

A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.

Will the turf get too hot in the Houston sun?

Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.

How much does an artificial turf installation cost?

Pricing depends on square footage, the turf you choose, and how much prep the site needs. We measure on site and give you a fixed written quote before any work starts.
