A shared dog park is the amenity residents use every day, and it is the first one to fall apart. We build fenced turf dog parks for Houston apartment communities, HOA boards and parks departments, sized to the dogs you actually have and drained so the gate does not open onto mud.
Natural grass inside a fenced community dog run has no chance in Houston. Dozens of dogs cut the same paths every day, the lawn thins to bare dirt inside a season, and gumbo clay holds water instead of taking it, so the first hard rain turns the whole pen to mud. Then the mud comes back inside on paws and your team is cleaning lobby floors, elevator cabs and hallway carpet, while the landscape contractor bills for another round of sod that will not survive either. Residents stop using the amenity they were sold on, and the leasing office hears about it.
We build the park as a system, not as a patch of grass. We walk the site with you, size the fenced area to the dogs on the property, work out where the water has to go, and lay out gates, shade and stations so the park works for handlers as well as for dogs. Then we demo, excavate, build and compact an aggregate base over drain rock, slope it to a low point, and tie that point into a site drain so nothing stands after a storm. The surface is a pet-grade turf with fully perforated flow-through backing and an odor-control infill, seamed tight and anchored at every fence line and gate. You get a written spec you can paste into a bid packet or a capex request, a phased schedule, and a maintenance routine your on-site team can follow.
Size it to the dogs your community actually has, not to whatever corner is left over. On the site walk we count units, ask how many residents have registered pets, and work out how many dogs are likely inside the fence at once on a weekday evening. The park needs enough room that several dogs can move apart from each other and a handler can throw a ball without hitting the fence. A divided park needs close to double the fenced area, because each side has to work on its own, but splitting large dogs from small dogs cuts down on incident reports and most boards decide it is worth the extra fence run. Every entrance should be a double-gated airlock so a dog cannot bolt past someone coming in.
The turf is the surface, and the rest of the park is what makes people use it. Plan on perimeter fencing with a dig guard along the bottom, a double-gated airlock entry, shade over part of the run, seating for handlers, a water source with a bowl, waste bag and disposal stations, and lighting if the park stays open after dark. TNT Turf builds the surface system: demo and haul-off, excavation, the compacted base, the drainage tie-in, the turf, the infill and the perimeter anchoring, finished to a firm, stable, slip-resistant surface with an accessible route in from the walk or the parking area. We coordinate with your fence contractor, your amenity supplier and your general contractor on everything else, and we set the perimeter and the grades so their posts and pads drop in cleanly instead of getting cut into a finished surface later.
Post the rules at the gate, and keep them short enough to read while holding a leash. A workable set for a turf park: pick up after your dog every time and use the waste station; no digging; no food or treats inside the fence; dogs must be licensed and vaccinated under your community rules; handlers stay inside the fence and keep their dogs in sight; no dogs in heat and no aggressive dogs; children must be supervised by an adult; use the gate that matches your dog's size; hours are dawn to dusk unless the park is lit. Add one line saying the surface is artificial turf, so residents know solids have to be picked up rather than left to break down. Signage is a small line item that saves your on-site team a lot of complaints.
Most community dog parks take a few weeks of field work once the plan is approved, and getting the approval is usually the longer half. The sequence is the same every time: site walk and measure, layout and drainage plan, board or owner sign-off, demo and haul-off, excavation, base build and compaction, drainage tie-in, fence and gate work, then turf, seaming, infill, grooming and punch list. In Houston you should build weather holds into the schedule, because a heavy rain event stops excavation and base compaction until the ground gives the moisture back. On larger parks we phase the work so one side stays open while the other is closed off, which matters when residents have already been told the dog park is a selling point.
These are the fenced, shared dog yards where natural grass is gone in one season. If you manage one of them, turf ends the mud, ends the reseeding, and takes most of the complaints off your desk.

We strip the existing lawn and excavate down to a clean, stable sub-grade. Old roots, thatch, and loose topsoil all come out, because anything organic left behind will settle later and telegraph through the finished turf.
Flexible poly board is staked around the entire perimeter to lock the base in place. It holds your shape through curves and radii, keeps the aggregate from migrating into beds, and gives the turf a clean edge to be fastened to.
The first base layer goes down and is graded for drainage. This is the load-bearing course that carries foot traffic and keeps the surface from rutting, and it is where the finished contours of the yard are established.
A second, finer layer is screeded over the first to true the surface. Two layers instead of one is what separates a lawn that stays flat for years from one that dips and waves after the first wet season.
The base is plate-compacted to spec, then the turf is rolled out, allowed to relax, and cut to the yard. Seams are aligned to a single blade direction and joined so they disappear, and the turf is nailed off along every edge.
Silica infill is spread and worked in with a power broom, lifting every blade upright as it goes. Infill is what gives the lawn its ballast, its underfoot feel, and its ability to stand back up after traffic.
We do a final groom, clear the site, and walk the finished yard with you edge to edge. What you are left with is a lawn that looks cut every day of the year, with no mowing, watering, or seasonal brown-out.

Usually it does, because most of what it saves is money you are already spending. A fenced run of natural grass in Houston gets mowed, watered, reseeded and re-sodded every year and still ends up as bare dirt, and bare dirt on gumbo clay becomes mud the first time it rains hard. Commercial warranty terms are written differently from residential ones, so ask for the document and read it before you sign, and we will put ours in front of you with the bid.
Gates, fence lines and shaded gathering spots take the concentrated traffic. We plan those lanes into the layout, and a park specified in panels can have a worn lane replaced without redoing the whole surface.
Pick up solids daily, rinse the surface on a set schedule, top the infill back up as it settles, and cross-brush the high-traffic lanes. We hand your on-site team a written routine, not a verbal one.
