Brazoria Clay, Nine Levee Districts, and Four Decades of Homes
The Brazoria soil series was named from a site in Fort Bend County near Sugar Land. It runs 60 to 72 percent clay through its middle layers, carries slickensides from five inches down to eighty, and is rated very slow for permeability. Ground like that swells shut when wet and cracks open when dry. The survey says it floods rarely or commonly, except where protected. Around here, protected usually means a levee.
Nine levee improvement districts cover most of the city, including First Colony LID, First Colony LID 2, and county districts serving Telfair and Riverstone. Where no district exists, the city handles stormwater itself. Sugar Land also figures its stormwater compliance fee from the impervious area on your property, so it is worth asking how a surface is classed before you cover a large part of a lot.
A putting green that drains
On clay this tight a green needs its own drainage layer under it, or the roll changes every time it rains. We build it on a base separate from the surrounding lawn.

First Colony broke ground in the mid-1970s and Telfair opened in 2006. Shade, grading and lot size vary widely across town, so we survey each yard instead of assuming an era.

A flat turf swap is not the same job as raising a low corner. Fill inside a special flood hazard area needs a no-rise certification here, so we keep work at grade by default.

Does living behind a levee change how you build turf in Sugar Land?
It changes what your base has to do. Nine levee improvement districts cover most of Sugar Land, and the levee deals with the river. Your lot still has to move its own rainfall to a district outfall, and Brazoria clay takes in almost nothing. We grade the base to carry water off the property rather than expecting it to soak away.
Can I put a real putting green in a Sugar Land back yard?
Yes. The limit is usually space and shade, not soil. We build the green on its own compacted base with drainage set underneath, separate from the surrounding lawn, so the surface stays true. During the free visit we measure the run and tell you honestly what will fit.

How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
