Deep Pine Shade, Acidic Sandy Loam and a Winter Water Table
Two things decide how a Carlton Woods lawn behaves. The first is shade. The Woodlands was built into standing pine forest, and estate lots here keep tall loblollies close to the house. Warm season grass needs full sun, so it thins under that canopy and never fully fills back in. The second is needle and leaf drop, which mats down on a lawn all year. Underneath, the ground is not Houston gumbo. The Conroe, Sorter and Splendora soil series that run through this part of the Piney Woods are acidic sands and sandy loams over a slower sandy clay subsoil. Splendora carries a perched water table 15 to 28 inches down from December through April. That means water passing through your base has somewhere to sit for months. We excavate, then lay and compact a graded aggregate base with drainage set for that layer, not for open sand.
Built for covenant review
Exterior work in The Woodlands needs prior written approval, and removing a live tree about six inches across or larger has its own approval step. We plan the layout and any tree work to fit that process.
Green on two watering nights
Woodlands Water runs a permanent watering schedule. Sprinkler use is limited to two nights a week, set by whether your address is odd or even, with surcharges for going over. Turf does not care what night it is.

Do I need approval before installing turf in Carlton Woods?
