Graded Lots, Bernard Clay, and a Monthly Review Board
Much of this area sits on the Bernard soil series, a clay that runs 34 to 49 percent clay in its middle layers and drains very slowly. In winter and early spring it can stay saturated within two feet of the surface. Add slopes under one percent and lots that, in our experience, were graded flat by the builder, and water has no easy way out. That is why sod thins in the same low corners every year.
Cinco Ranch homes mostly went up between 1991 and 2020, so many are settled yards with mature trees and pool decks, not raw new construction. Shade has thickened over 30 years and grass has given up under it. Synthetic grass holds an even color in those spots. We excavate, lay and compact a graded aggregate base, and set the drainage before any turf goes down, because on this ground the base decides everything.
Two HOAs, one community
Cinco Ranch is split by Katy-Gaston Road into Cinco I and Cinco II, and each runs its own architectural review. We build the plan around the rules that apply to your side.
Drainage under the pool deck
Pool surrounds and shaded side yards are where water sits longest on these lots. We grade the base to carry runoff away from the deck instead of holding it against the coping.

Do I need HOA approval for artificial turf in Cinco Ranch?
Almost certainly yes. Cinco Ranch is governed by two associations split at Katy-Gaston Road, and both are likely to want an application before landscaping work starts, so check with yours first. Cinco I reviews modifications through a committee, so it is worth asking about meeting dates before you submit, since timing can affect how long approval takes. Texas law protects some water-saving landscaping, but it names natural turf, not synthetic, so approval is genuinely up to your association.
Why does my Cinco Ranch back yard stay soggy for weeks in winter?
The clay under most of this area drains very slowly, and it can sit saturated within two feet of the surface through winter and early spring. In our experience the lot was graded nearly flat when the neighborhood was built. Water pools rather than runs. Turf does not fix that by itself, which is why we build drainage into the base instead of laying grass over the problem.
There is barely any topsoil over the fill on my lot. Does that matter for turf?
It matters less for turf than it does for sod, and that is one reason people here switch. Real grass needs a root zone that a graded builder pad often does not give it. Turf sits on an engineered base we build ourselves, so thin topsoil over compacted fill stops being your problem. We check the depth during the free on-site visit.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.
What is included in your warranty?
Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.
Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
