Sand on Top, Clay Below and Water in Between
The soil around Magnolia is not the black gumbo people expect from Houston. This is the edge of the Piney Woods, and the Betis, Conroe and Boy soil series that map through here are sandy to loamy on top and strongly acidic, often testing between pH 4.5 and 6.5. That sand digs easily and compacts well, which makes for a clean excavation and a stable base.
The catch sits a foot or two down. Under the sand is a sandy clay subsoil that water moves through slowly, and the Boy series holds a saturated layer just above it for two to four months in a wet season. Water that gets through your turf base has to go somewhere. We grade for that, set the drainage, then compact the aggregate base before turf goes down, so heavy spring rain leaves instead of pooling.
Space to use properly
Acreage means you do not have to turf everything. We put a green surface where the dogs run, where the kids play, or around the pool, and leave the rest of the property alone. You mow less and the working part of the yard always looks right.
Easier on well water
Plenty of properties out here run on a well. Most household wells are exempt from Lone Star Groundwater Conservation District permits and metering, but every gallon you pump still costs you pump wear and power. A turf lawn takes no irrigation, so the water you pump goes to the house and the beds instead of the lawn.

Does a turf install in Magnolia need a city permit?
It depends on your address. The City of Magnolia is a small general law city covering under five square miles, and most properties with a Magnolia mailing address actually sit in unincorporated Montgomery County. We confirm which authority covers your lot and follow whatever drainage or development rules apply there before we start.
Will turf work on a property with a septic system and a well?
Yes, with planning. We keep the excavation and the base clear of the septic drain field, because compacting ground over a field can damage it, and we route surface drainage away from it. Turf also removes lawn irrigation entirely, which takes real load off a well during a dry Montgomery County summer.
Is the sandy soil around Magnolia good or bad for artificial turf?
