Manvel counted about 10,000 residents at the 2020 census and has grown toward 23,000 since, one of the faster rates in the state. Twelve housing developments holding roughly 12,000 lots were in the pipeline as of late 2021. So the yards we see here split into two kinds: brand new builder pads, and older places on an acre or more that predate all of it.
Both need a different plan. We have installed turf across Greater Houston for more than 30 years, and on a large lot the smart move is rarely covering everything. We come out free of charge, measure, look at where the water goes, and give you a fixed written quote covering only the areas that earn it.

Open Lots, Mustang Bayou, and Ground With No Fall
Manvel sits in northern Brazoria County on the same flat coastal prairie as its neighbors, and it drains partly toward Mustang Bayou, a channel about 43 miles long that has been straightened and modified along most of its length. Brazoria Drainage District No. 4 reaches down to just north of Manvel and Alvin. Flat ground plus channelized outfalls means runoff has to be led to a specific place. It will not find its own way.
That matters more on a big lot than a small one. An acre of nearly level clay does not shed water; it holds a sheet of it after every storm. We pick the zones that get used, usually the area right off the house, a dog run, and a play space, then excavate and compact a graded base with drainage under each. The rest of the property can stay as pasture or lawn.
Turf the part you use
On an acre lot, covering everything is rarely the right answer. We turf the high-traffic zones and leave the open ground alone, which keeps the quote proportional to the benefit.
Dog runs with real drainage
Larger properties out here usually mean more dogs. A dedicated run gets its own base, its own fall and a permeable layer so rinse water and rain both leave quickly.
New builder pads settle
Homes going up across Manvel sit on compacted fill with thin topsoil. That is poor ground for sod and fine under an engineered base, as long as the base is built to stay flat.

My Manvel lot is over an acre. Does artificial turf still make sense?
It does, but usually not wall to wall. The value on acreage comes from converting the parts that get walked on, played on and dug up, then leaving the open ground as it is. A patio surround, a dog run and a play area often cover the real problem. We measure those zones during the free visit and quote them separately so you can decide.
Is my Manvel property on a septic system, and does that affect a turf install?
Plenty of the older acreage here is on septic rather than city sewer. It matters because a drain field and its spray heads cannot be built over or blocked. We ask you to point out the system and any lateral lines during the site visit, then keep the base and the excavation clear of them. If you are unsure of the layout, your permit records will show it.
We just moved into a new Manvel subdivision. Should we wait for the yard to settle?
There is rarely a reason to wait. New pads here are compacted fill with a shallow layer of topsoil dropped on top, which is exactly the ground where new sod struggles for two or three seasons. An engineered base does not depend on that topsoil. We do check the grading and the builder drainage first, since those are sometimes still being finished.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.
What is included in your warranty?
Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.
Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
