Three Creeks, New Subdivisions and Soggy Winters
New Caney sits between three gauged streams, and all three have flooded hard in the last decade. The East Fork San Jacinto River gauge near New Caney crested at 81.15 feet during Harvey in August 2017, then hit 77.70 feet again on May 3, 2024. Caney Creek near Splendora hit 26.63 feet during Harvey and came within an inch of that again in May 2024, and Peach Creek set its own record during Imelda in 2019. Nobody here needs telling that water is the local problem.
Even off the floodplain, ground here works against a lawn. The Splendora soil series that maps across eastern Montgomery County is a sandy loam over sandy clay loam, and it carries a perched water table 15 to 28 inches down from December through April. Add a new build lot where the topsoil was stripped and regraded, and the sod goes thin fast. We excavate, set drainage, and compact a graded base so the surface sheds water instead of holding it.
Small yards, hard use
Newer subdivisions here tend toward big houses on modest lots, so the back yard takes everything at once: the dogs, the kids, the trampoline, the grill. That is where sod wears through first. Turf holds up in the same square footage without bare patches.
No mud after the rain
The complaint we hear on newer lots is not the lawn, it is the mud tracked inside for two days after a storm. A compacted, graded base with drainage under the turf lets the surface come back quickly instead of staying soft.
County rules, not city rules
New Caney has no municipal government, so there is no city landscaping ordinance to satisfy. Montgomery County still permits land disturbance on every lot, not just floodplain lots, and most post-2016 subdivisions have their own HOA standards. We work to whichever applies.

Does artificial turf make sense in an area that floods like New Caney?
For most yards, yes. Turf does not drown, rot or wash out the way sod does, and a properly built base drains far faster than compacted builder fill. It is not a flood control system, and water that rises over a yard will still rise over turf. What you gain is a surface that recovers in hours instead of a lawn you have to replace.
Why does the grass in my new New Caney subdivision look thin already?
Two reasons. In our experience builders lay thin sod over ground that has been scraped, graded and compacted by heavy equipment, so the roots rarely get established. On top of that, the sandy loam here sits over a clay subsoil that stays saturated much of the winter. Turf removes both problems, because the base is built rather than inherited.
Who sets the landscaping rules in New Caney?
Not a city. New Caney is unincorporated, so there is no municipal landscaping ordinance. Montgomery County still permits work that disturbs ground anywhere in the county, and adds floodplain review if you are in or within 100 feet of a mapped floodplain. Most subdivisions built since the Grand Parkway reached New Caney in 2016 carry HOA landscape standards instead, and those are usually the ones that matter for a turf project. We check yours first.
