Sienna is a 10,800 acre master plan inside Missouri City, and the median home here was built around 2004. That puts most yards well past the age where builder sod was going to establish itself, and into the years when drainage and irrigation problems start showing up. We have worked on Greater Houston yards for more than 30 years.
The first visit costs nothing. We measure, check the fall across the lot, and confirm which soil you are actually on, because that is not the same answer everywhere in Sienna. You get a fixed written quote before work begins. If your village needs architectural approval, we put the plan together in a form the committee can review.

Three Soils, One Levee District, and Gates That Close
Sample three points across Sienna and you get three different soil series. In the older northern villages it comes back Lake Charles clay, a vertisol that cracks half an inch to two inches wide and stays cracked 60 to 90 days a year. Toward the river it reads Brazoria clay. In between sit pockets of Norwood loam, which is well drained with moderate permeability and negligible runoff. Base depth is a per-address question here.
Sienna also sits inside its own parks and levee improvement district. When the Brazos rises past a set point the flood gates close, and drainage inside the levee stops working by gravity and has to be pumped. After Harvey the district passed a 139 million dollar bond, raised pumping from 260,000 to 1,200,000 gallons per minute, excavated 2.7 million cubic yards for about 50 percent more storage, and added 49 gates.
Playground turf where the kids already are
Sienna has over 100 acres of parks and playgrounds, and Camp Sienna is a 160 acre sports complex. Back yards here take the same traffic without the same recovery time.
Side yards too narrow to mow
Patio home lots and tight setbacks are common in the newer villages. A three foot strip never gets enough sun or air. Turf keeps it green and you stop fighting it.

Why does my neighbor’s Sienna yard drain when mine does not?
Because you are probably not on the same soil. Three series turn up inside Sienna: Lake Charles clay and Brazoria clay, both vertisols rated very slow, and Norwood loam, which is well drained with negligible runoff. Lots a few streets apart can sit on different ones. We confirm which you have before we set base depth, rather than assuming.
What happens to drainage in Sienna when the Brazos comes up?
The levee district closes its flood gates, and once they are closed water inside the levee cannot leave by gravity. It has to be pumped out. Since Harvey the district has raised pumping capacity from 260,000 to 1,200,000 gallons per minute and added 49 gates. Your lot still has to move its own rain to that system, and that is the base doing its job.
Does Sienna’s architectural committee have to approve turf?
Assume yes and submit. Sienna has no single association. The Sienna Residential Association covers the original seven villages, while Sienna Point and Sienna Estates are governed separately. Landscape work runs through architectural review under the property modification guidelines. We prepare the plan and the measurements in a form the committee can read, so paperwork is not what holds the job up.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.
What is included in your warranty?
Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.
Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
