Flat Ground, Lake Charles Clay, and a Living-Plant Rule
Lake Charles clay is the classic soil here, and its type location is in Fort Bend County. It is a true vertisol: very slow permeability, cracks one to five centimeters wide that stay open for two to three months in a normal year, and slopes under one percent. Ground like that swells shut in the wet and splits open in the dry. Nothing about it drains on its own.
The city works with that instead of against it. Stafford’s own drainage page says roadways are designed to hold water during big storms so it stays out of buildings, and the city treats a gutter low spot as a candidate for repair once standing water is at least an inch deep and reaches more than three feet into the street. Runoff here leaves through Stafford Run into Oyster Creek. On a commercial site that means the base under your turf has to carry water to a real outfall, not just spread it around.
Turf is not a substitute for required planting
Stafford’s zoning rules call for living plants in required buffer yards and parking islands, and set a pervious minimum. We design turf into the areas that are not spoken for and tell you where it cannot go.

Can artificial turf count toward Stafford’s required commercial landscaping?
Probably not, and you should plan around that. The city’s landscaping rules are written for living plant material, require dead plants to be replaced with living ones, and set a minimum share of buffer yards as pervious surface. Synthetic turf is not listed as an accepted substitute. We treat required planting areas as off limits and put turf in the open ground around them. Confirm the details with Planning and Zoning.
Why does water stand on my Stafford property after every storm?
Two reasons work together. The clay under most of the city has very slow permeability, so almost nothing soaks in. The ground is also nearly level, with slopes under one percent, and the city deliberately designs streets to hold storm water back from buildings. Water has to be led somewhere. That is what the base under a turf install is for.
We have a vacant building between tenants. Is turf worth it there?
It often is. A vacant site still has to look leased, and an empty property is where mowing contracts get cut first and the lawn goes brown within a month. Turf keeps the frontage looking maintained with no irrigation running and no crew scheduled. It also stops the bare-dirt look that clay ground gives you once the grass dies off.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.

Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
