Bentwater is a private gated community on Lake Conroe, run by a property owners association formed in 1987. Landscape changes go through an Architectural Control Committee that is set up under the deed restrictions and works separately from the POA office. We put together the drawings and material details that submission needs.
We have installed turf across Greater Houston for more than 30 years, and we work to the gate rules here. Bentwater is marketed as the only private gated waterfront community in Texas with 54 holes of golf, and that shapes what people want from a yard here. Golf course frontage means a lawn that is always on view, from your patio and from the fairway. A practice green at home is an easy call when three courses sit inside the gates. We shape the contours, cut a fringe, and set the base so the roll stays honest.
Lakefront lots come with their own job. Lake Conroe holds back the West Fork of the San Jacinto River across nearly 20,000 acres, with a normal pool of 201 feet above sea level, and the San Jacinto River Authority runs the dam to pass storm water through. A lot that falls toward the water moves rain fast. We grade and set drainage so the base holds under that flow rather than washing out along the edges.
Made for a part time house
A second home does not get a weekly mow. Turf looks the same in March and in August whether anyone was here or not, so you are not paying a service to keep an empty lawn alive or arriving to a scorched one.
Golf greens at home
Three courses sit inside the gates, so a backyard green gets used here. We build the contours, the fringe and the base to hold a true roll, and size it to the lot rather than to a catalog.

Does the Bentwater Architectural Control Committee have to approve a turf install?
Assume yes and submit. The ACC is created through the Bentwater deed restrictions and sets architectural standards for the community, and it operates separately from the POA office. Some sections, including The Island at Bentwater, also have their own association documents. We prepare the layout, product details and drainage plan so your application is complete.
Can your crew get through the Bentwater gates?
Yes. Bentwater publishes a contractor and delivery entry schedule, and the main entrance is staffed around the clock while the west entrance runs shorter hours. We schedule deliveries and crew arrival inside those windows and register the job in advance, so nothing sits at the gate and no one is working outside permitted hours.
Is turf a good idea on a lot that slopes down to Lake Conroe?
It suits a sloped lot well, as long as the base is built for it. Water running downhill is what strips a natural lawn and cuts channels through bare ground. We grade the base, set drainage lines to carry the flow, and anchor the edges so the turf stays put through heavy rain.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.
What is included in your warranty?
Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.
Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
How much does an artificial turf installation cost?
