Rolling Ground, Shrink-Swell Clay, and Chalk Underneath
Washington County covers 611 square miles of gently rolling land between about 200 and 500 feet in elevation, in the Blackland Prairies region where it meets the Post Oak Savannah. The upland soils are dark, calcareous shrink-swell clays that grade down into light marls or chalk. Near the Brazos the soils turn brownish to reddish and cracking. None of that is the Beaumont or Lake Charles clay a Houston contractor works with every day.
Shrink-swell clay is the thing to design around. It expands when wet and cracks open when dry, so a surface laid straight onto it follows every seasonal movement underneath. Rolling terrain adds the second problem: real slope, which is an advantage for drainage and a challenge for keeping a turf lawn flat and seamed properly. We excavate, compact a graded aggregate base, and set the fall deliberately on both counts.

Blackland Prairie soil is a calcareous shrink-swell clay over marl or chalk. It moves differently from coastal gumbo, and the base depth and compaction are specified for it.

Is the soil around Brenham different from Houston soil?
Genuinely, yes. Washington County is in the Blackland Prairies region, where uplands are dark calcareous shrink-swell clays sitting over marl or chalk, with brownish cracking clays and loams nearer the Brazos. Houston sits on coastal prairie clays instead. Blackland clay swells and cracks hard through the seasons, so the base has to be deep enough and compacted enough that the turf does not follow it.
We only use our Washington County place on weekends. Is turf worth it?
That is one of the better arguments for it out here. A lawn at a property you visit occasionally either gets a mowing contract or gets away from you. Turf needs no watering schedule and no one on site, so it looks the same whether you were there last weekend or last season. An occasional rinse and a cross-brush on the paths is the whole routine.
