Sandy Loam on Top, Slow Clay Underneath
There is a USDA soil series named Fulshear, and its type location is right here in Fort Bend County. It is not the heavy black clay people expect around Houston. It is a fine sandy loam over clay loam, described as well drained with medium to rapid runoff but slow permeability. Water leaves the surface quickly and then stalls. A base built for gumbo clay is the wrong answer here.
Fulshear follows Fort Bend County’s Atlas 14 drainage criteria, which the city council adopted in March 2020 and which raised the design rainfall numbers for the whole region. Minimum slab elevations follow the city’s Atlas 14 drainage criteria, and your subdivision plat may set the exact figure, so we check what applies to your lot. On a big Fulshear lot that usually means moving water sideways across the property, not hoping it soaks straight down. We grade the base to do exactly that.
Built for new construction
Most homes out here went up in the last few years, and fresh builder pads keep settling. We compact the base properly so the surface stays flat after the ground beneath it finishes moving.

Is the soil in Fulshear really heavy clay?
Not in the way most people mean. The soil series named for this area is a fine sandy loam over clay loam, and it is classed as well drained at the surface with slow permeability below. Rain runs off the top fast, then hits a layer it cannot get through. Your particular lot can still differ, which is why we look at the ground before we quote.
Will artificial grass cut my Fulshear water bill?
It removes irrigation from whatever area you cover, and that is worth more here than in most places. Your water comes through a municipal utility district, and the North Fort Bend Water Authority charges a fee per thousand gallons on top of your district’s own rate. Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
