The Memorial Villages are not a neighborhood. They are six separate incorporated cities: Bunker Hill Village, Hedwig Village, Hilshire Village, Hunters Creek Village, Piney Point Village, and Spring Valley Village. They share a fire department, and some of them share police, but each keeps its own council, its own permit office, and its own ordinances. Your neighbor across the street may answer to a different city.
That is the practical difference on a turf job here. We have worked Greater Houston yards for more than 30 years, and in the Villages the paperwork is as much of the plan as the base build. Your free visit covers measurements, drainage, and trees, and you get a fixed written quote before work begins.

What Each Village Asks For
Piney Point Village counts all flatwork and paving toward your lot coverage and requires a permit to remove any live tree three inches or more in diameter, measured at four feet five inches above grade. Hilshire Village sets its tree permit threshold at eight inches and requires replacement. Hunters Creek Village goes further, requiring a plastic vapor barrier between protected tree roots and impervious material plus a root remediation schedule. Bunker Hill Village runs its own Drainage Criteria Manual and asks for a lot coverage survey.
Lots here commonly run from 15,000 square feet to more than two acres, with Piney Point and Hunters Creek often over an acre. The original stock is 1950s and 1960s one-story ranch, and teardown and rebuild activity is heavy because the value sits in the land. Under all of it is slowly permeable coastal clay. Buffalo Bayou runs along the southern edge, and the gage at Piney Point is the control point watched during Addicks and Barker releases.

Does artificial turf count toward Piney Point’s lot coverage limit?
Ask the city before you design the yard. Piney Point Village counts driveways and flatwork toward your lot coverage, and its permit packet covers that work. Whether a permeable turf system counts toward that cap is a question for the city’s permit office, not something we will guess at. We build on a permeable base and give you the spec in writing so you can ask with real numbers.
Do I need a tree permit before a turf install in the Villages?
Possibly, and the threshold depends on which village you are in. Piney Point requires a permit to remove any live tree three inches or larger. Hilshire Village sets its threshold at eight inches and requires replacement under its ordinance. Bunker Hill runs an offsite tree replacement program. We would rather design around a tree than remove one, so most jobs avoid the question entirely.
Who supplies water in the Memorial Villages, and does that change watering rules?
For Hedwig, Hunters Creek, and Piney Point it is the Memorial Villages Water Authority, a separate district rather than the City of Houston. It draws most of its supply from Evangeline Aquifer wells and keeps its own drought contingency plan. Houston’s watering stages do not automatically apply to you. Turf sidesteps the question, since it needs no irrigation to stay green.
How long does an installation take?
Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.
What is included in your warranty?
Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.
Is artificial turf safe for pets and children?
Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.
How much maintenance does artificial turf need?
A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.
Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
How much does an artificial turf installation cost?
Pricing depends on square footage, the turf you choose, and how much prep the site needs. We measure on site and give you a fixed written quote before any work starts.
