Montgomery was founded in 1837 and is the oldest town in Montgomery County. It held the county seat until 1889, when Conroe took it. Today it is a small incorporated city with its own zoning, subdivision and historic preservation ordinances, and a Planning and Zoning Commission that administers all three.

A Reviewed Old Center Ringed by Big Rural Lots
Inside the Historic Preservation District the process comes first. Exterior modifications have to be approved by the Planning and Zoning Commission before a building permit application is even reviewed, and the submission calls for drawings, photographs and exact colors. The commission meets on the first Tuesday of the month at City Hall on Old Plantersville Road. We put the package together so your item makes that agenda instead of waiting another month for the next one.
Outside the district the constraint is ground rather than review. The Conroe soil series takes its name and its type location from this county: a loamy fine sand on top, formed in the acid sands and clays of the Willis Formation, over a clayey subsoil that is moderately well drained but slowly permeable. Surface pH runs from about 4.5 to 6.5. It digs easily and it compacts well. What it does not do is let water through quickly once you are a foot down.
Approval before the permit
In the historic district the commission signs off first and the building permit follows. We prepare drawings, photos and color details for that review, and plan the schedule around a monthly meeting rather than assuming a same week start.
Sand that fools you
The top layer here digs like a beach and drains like one, which makes people expect the whole profile to behave that way. It does not. The subsoil below is slow, so drainage under the base gets designed for the clay, not for the sand.
No soil chemistry to manage
Strongly acid ground is part of why a lawn here needs constant feeding and amendment to look even. Turf has no soil chemistry to keep up with. The color is the same on the sour patch by the fence line as it is anywhere else in the yard.

You can, but the review comes first. What does the acidic soil around Montgomery mean for a turf installation?
For the turf itself, nothing. Soil pH is a grass problem, not a synthetic one, and surface readings here run from roughly 4.5 to 6.5. What matters to us is the layer under it. The clayey subsoil is slowly permeable, so the aggregate base and the drainage have to move water sideways rather than count on it soaking away.
Can I turf part of an acreage property without doing the whole thing?
That is usually the sensible plan. You turf the area that gets used, around the house, the pool, the play equipment or the dog area, and leave the rest as pasture or woods. The used part looks right all year, and the mowing that remains is the easy open kind. We size the area on site with you.

Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
