Ranch Lots, Loam, and Spring Branch Creek
The Harris County soil survey maps Addicks and Aris loams through here, not the heavy shrink-swell clay people expect in Houston. Addicks loam has moderate permeability, but it carries a perched water table 12 to 30 inches below the surface for one to two months in most years. That seasonal wet layer is why a base section here has to be designed rather than assumed. A lawn sitting on it stays soft long after the rain has stopped.
Spring Branch Creek is Harris County Flood Control unit W140-00-00, a tributary of Buffalo Bayou. The district runs an active major-maintenance project on this channel, so a lot backing onto it needs careful edge anchoring and water routing. Most of the area was annexed by Houston in the 1940s and 1950s, so city rules apply, though some northern edges remain unincorporated county. Western Spring Branch is mostly 1960s ranch stock; the east has older wood-sided bungalows.
