Tanglewood Association Review

Tanglewood was developed by William Farrington and opened in 1949, and the Tanglewood Homes Association has run its deed restrictions since the start. It covers 23 sections. The original restrictions were drafted around 1949 and amended in December 2002 by a vote of more than 75 percent of owners, with supplemental policies added since.

The association states that any work outside of the home requires its approval, and both the contractor and the resident sign the approval letter before work starts. Tanglewood lots are large by Houston standards, with a median around 16,390 square feet, and the neighborhood holds roughly 5,000 trees. The live oaks along Tanglewood Boulevard were planted by the Tanglewood Garden Club. Mature canopy on a big lot means shade and root competition across most of the yard, which is exactly where sod thins first. It also makes the association’s tree policy a live part of any project.

The neighborhood runs between T.C. Jester on the west, Post Oak Road on the east, and San Felipe on the south, in ZIP codes 77056 and 77057, just west of Loop 610 and next to the Uptown and Galleria district. It sits inside the City of Houston, so Chapter 42 and Chapter 19 apply on top of the association’s rules. Houston triggers detention review above 65 percent lot coverage, and the ground below is expansive Harris County clay.

Do I need Tanglewood Homes Association approval for artificial turf?

Assume yes, and ask first. The association’s own construction guidance says any work outside of the home requires its approval, and both the contractor and the resident sign the approval letter before work begins. Fencing and driveway work go in with a one-page letter plus a site plan. Its office is on Woodway Drive. We provide the plan and spec for your submission.

Does a larger Tanglewood project need a builders deposit?

It can. The association requires a Builders Deposit Agreement, with a deposit it holds, for work above a set threshold and for all pools. Whether your project reaches that threshold depends on its size and on what else is happening on the lot at the same time. Ask the association early, because it changes your paperwork rather than the install itself.

Tanglewood lots are big. Does Houston’s detention rule apply?

It might, depending on how much of the lot you cover. Houston triggers detention review above 65 percent lot coverage, and Tanglewood lots run large, with a median near 16,390 square feet. A turf lawn on a permeable base is not the same as pouring concrete, but if turf is part of a larger project with new hardscape, the combined coverage is what counts.

How long does an installation take?

How much maintenance does artificial turf need?

A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.

Will the turf get too hot in the Houston sun?

Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
