Heights’ Historic Lots

The Heights began in 1891 as a planned community on 1,756 acres bought by the Omaha and South Texas Land Company. It was built on ground about 23 feet higher than downtown, and that elevation was the original selling point. Heights residents voted to be annexed by Houston in 1918. What is left today is a neighborhood of early 1900s homes on narrow lots under a heavy tree canopy.

We have installed turf across Greater Houston for more than 30 years. On a Heights lot the work is rarely a wide open lawn. It is a back yard behind a bungalow, a side strip a few feet wide, or the patch between a garage and a fence. What a Heights Yard Has to Deal With

Heights Boulevard and the streets around it are known for broad, tree-canopied esplanades and large old trees. That canopy is the reason so many yards here have thin, patchy grass. Sod needs sun the canopy does not let through, and reseeding every spring only buys a few months. Turf holds the same color in full shade as it does in the open, which is why shade jobs make up so much of the work here.

The neighborhood drains toward White Oak Bayou, which runs 25 miles through a 111 square mile watershed and meets Buffalo Bayou at Allen’s Landing. The bayou overflowed during Tropical Storm Allison in 2001. Being higher than downtown helps, but a small back yard boxed in by a garage, a fence, and a raised house still traps water. We set the grade and the base so rain leaves the yard instead of standing in it.

    We work around root zones rather than trenching through them, and we keep base depth off major surface roots so the trees that make the Heights are not the cost of the lawn.

  • Narrow side yards

    A three-foot strip between a house and a fence is a common Heights job. Turf gives that space a finished look where grass never took and gravel tracks everywhere.

  • Raised houses, low yards

    Where a house sits well above grade, the yard becomes a low pocket. We grade the base so water moves away from the foundation and out toward the street.

Does the Heights historic district affect what I can do with my yard?

Possibly. The city has designated Houston Heights East, West, and South as historic districts, and the preservation office reviews a Certificate of Appropriateness for new construction, demolition, and alterations to historic structures. Whether that review reaches landscaping and yard surfaces depends on the project. Check with the Houston Office of Preservation before you schedule work.

What do Heights deed restrictions say about a back yard?

The recorded Heights restrictions run with the land. They cover things like residential use only, one detached single-family home of no more than two and a half stories, and a five-foot minimum setback from interior lot lines. They are enforced by the Houston Heights Association, founded in 1973. Turf is not named, but read your own recorded restrictions first.

How do you install turf without harming an old tree’s roots?

Carefully, and with less digging. A standard install excavates several inches, but under a mature tree we reduce that depth and work around surface roots instead of cutting through them. We look at each tree on the free visit. If a spot cannot be built without real root damage, we will say so rather than take the job.

How long does an installation take?

Most residential projects are complete in 2–4 days. Larger commercial installs typically take 1–2 weeks.

What is included in your warranty?

Every install carries the manufacturer's product warranty against fading and wear, plus our own workmanship coverage on seams, edging, and base. Full terms come with your proposal.

Is artificial turf safe for pets and children?

Yes. We install lead-free, non-toxic turf over a permeable base that drains quickly, and we can add an antimicrobial infill for pet areas to keep odours down.

How much maintenance does artificial turf need?

A rinse now and then and an occasional cross-brush of the high-traffic paths. No mowing, no watering, no fertiliser, and no seasonal brown-out.

Will the turf get too hot in the Houston sun?

Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.

How much does an artificial turf installation cost?

Pricing depends on square footage, the turf you choose, and how much prep the site needs. We measure on site and give you a fixed written quote before any work starts.
