Every Yard Here Drains Into the Lake
The Towne Lake boating and lake rules say it in capital letters: all property within Towne Lake drains into the recreational lake through the storm sewer system. That is not a slogan, it is a design fact, and it is why the community already regulates yards near the water. Fertilizing within 25 feet of the lake is prohibited, slow-release non-phosphate fertilizer is required elsewhere, and pesticides near the water must be spot-treated. A turf lawn needs none of those inputs at all.
The ground helps more than most people expect. Towne Lake sits on Cyfair, Clodine and Katy soils, which are fine sandy loams at the surface, not gumbo. Water moves quickly through the top 18 inches, then meets a clay-rich layer where it slows to a crawl and perches from January through April. So the top of your yard drains fast and the bottom of it does not, which is exactly the problem a properly built base solves.

Do I need Architectural Review Committee approval for turf in Towne Lake?
Towne Lake has recorded deed restrictions and an Architectural Review Committee that approves improvements to a lot. Assume your project needs to go through it. The current forms and standards live in the resident portal, so pull them from there or from the association office at The Lakehouse. We build to whatever the approved plan says and time the work around the review.
Does artificial turf near the lake break the shoreline rules?
The lake rules set a minimum mowing height for natural turf near the water and restrict fertilizer and pesticides close to the shoreline, all to keep chemicals out of the lake. Artificial turf sidesteps those inputs entirely, since it is never fertilized, treated, or mowed. Confirm the specifics with the association before you commit, because shoreline standards can change.
Is Towne Lake in a floodplain?
Much of Towne Lake sits well away from mapped flood hazard, but flood zone is set lot by lot, so check your own address on the FEMA map service before you plan any yard work. That does not mean water never stands in a yard. The soils here perch water at about 18 inches from January through April, which is a drainage problem rather than a flood problem, and it is one we build for.

Will the turf get too hot in the Houston sun?
Turf runs warmer than a natural lawn in direct sun. We specify cooler yarn and lighter infill where a yard gets full afternoon exposure, and a quick rinse brings the surface temperature straight back down.
